Initial consultations are free of charge. By pre-arrangement this can be a generous session where we establish the requirements of the project and an ensuing brief. At this stage it is usually possible for us to give an accurate assessment of feasibility for any proposed development. During the consultation we can begin to map out the process ahead, from scheme design through to actual building.
Following this initial consultation, we provide a fee proposal for our services going forward which may include:-

– Certificate of Lawfulness Applications
– Freeholders Consents
– Detailed Construction Drawings
– Building Regulation Drawings
– Tender or negotiation with builders/ contractors
– Contract Administration
Most projects will require the appointment of other consultants. Over the years we have established working relationships with first-rate consultants and are able to recommend a range of professionals as needed. These include:-

Builders and Suppliers
Hart Baskerville have worked with many excellent building firms and tradesmen and can generally recommend the right people to suit your project. All of the professionals we recommend are happy to show examples of their previous work and introduce you to their own clients.
We also have relationships with many suppliers of products such as bathrooms, kitchens, floor finishes, glazing, lighting, etc. As part of our service we are able to source the various elements the project requires and to negotiate prices on your behalf.
Hart Baskerville Architects does not accept financial incentives from suppliers or builders; other parties are introduced solely on the merits of their work or services. This policy ensures that our recommendations and negotiations are purely in the interests of our clients, to guarantee quality and value for money.
In addition to architectural work Hart Baskerville also undertakes property management. We can organise funding, development and ongoing maintenance, and financial management of property, both rental and owner-occupied.
We have ongoing relationships with a number of overseas clients, managing their portfolios of properties in central London.
